The project

Dawn Villa is a private residence in Puerto Cancún, conceived around its exceptional relationship with the Caribbean landscape. The architecture frames views toward the water while creating a sequence of generous, light-filled spaces designed for privacy, comfort and everyday living.

Every element of the residence — from its architectural geometry to its interiors and material palette — was developed as part of a single design vision. Natural stone, marble, warm finishes and expansive glazing create a refined atmosphere while maintaining a direct connection to the surrounding landscape.

The site

The site occupies a privileged setting in Puerto Cancún, positioned between the golf course and the turquoise waters of the Caribbean.

The architecture responds to this dual landscape through open views, generous terraces and strong indoor–outdoor connections. Clean architectural lines, expansive glazing and carefully selected materials allow the residence to feel both sculptural and deeply connected to its setting.

Master suite

The master suite is conceived as a private retreat where the horizon becomes part of the room. A jacuzzi integrated into the bedroom terrace opens toward the sea, blurring the boundary between interior comfort and the coastal landscape.

Every material was selected to reflect the calm of the shoreline: warm stone underfoot, soft linen textures, and glass that disappears into the view.

Interior design

The interior design of Dawn Villa was developed alongside the architecture, not after it. Every finish, fixture, and piece of furniture was selected to reflect the owner's lifestyle and respond to the way the family lives by the sea.

From the sculptural dining table beneath the marble ceiling to the lounge overlooking the water, the spaces are curated as a single atmosphere: warm stone, soft linen, indirect light, and custom pieces chosen to meet the client's needs and tastes.
